Illinois: Tenant's BF committing crimes on owned property

Posting this on behalf of my best friend (32M). He and his wife own a two flat apartment in Chicago with tenants occupying each: both parties have families with children, but one in particular has a father with a criminal history.

A few days ago, the tenant with the criminal record was reported using the paid reserved spot that they have in the garage to park a stolen card that was identified to be from Canada. They contacted the authorities as soon as they learned about it, as there have also been instances of theft due to neglect (leaving the garage unlocked, resulting in stolen tires from the other family); the car was towed and they're trying to decide their next course of action.

They haven't really talked to them formally about it. They're not really sure if they should, but are considering giving a 60 day notice once their lease has finished. Would anyone have any feedback to share on what options they can consider?
