So my parents were victims of the mortgage crisis in 2008. They held on to the house as long as possible but realistically they never should have been given the mortgage they had.
In 2018 they finally had to leave the house and asked for my help in securing a mortgage for them as they had multiple bankruptcies at that point and no hope of getting a mortgage. I stupidly agreed and as a result I was given a fairly good pay raise at the job I have with the family business (around $90k a year) to help make the mortgage happen. Luckily, we had someone interested in our business last year and they ended up paying off the mortgage for the house so I am free and clear of that debt.
My dad is adamant on me signing the house over to them and then putting the house in a trust, and I can confidently say I do not trust him at all. He has said time and time again that he's so grateful to me for helping them out and wants me to have the house when him and my mom pass. Our relationship is very rocky, and has been for a long time, so I'm inclined to believe if I sign anything over to him, they will end up selling the house from under me to make sure they have a retirement plan (they do not have any retirement accounts or savings in general and they are mid 50s).
What should I do? I never actually paid anything on this house but it's a house that can conceivably sell for above $700k in the next few years and the thought of losing that hurts my plan of retirement as well. I never went to college and the family business was all I had.
