Bought a home 5 years ago with my in laws. In laws are getting divorced and live separately now. She wants her 25% of the house at the value of the house. Wife and I have paid the mortgage from day 1, they have never contributed towards it.

In counter to her wanting her percentage of the house, can I countersue her for 25 percent of all of the mortgage payments she didn't make since we bought the house?

Our hope is we can send her a letter stating that we will sue her for her portion of all the mortgage payments and that she will pay 25 percent of the mortgage/insurance or she file a Quit Claim and be taken off the Title of the house. Do I need a lawyer To write up that letter or is that something I can make?
