My great great aunt needed money at one point , and had borrowed money from my mom. She used her property/land as collateral, with a kind that she will be able to repay the money owed.There is a legal document that says this. Unfortunately, my great great aunt passed away (God rest), without making any payment back. There is still a document that says that the land was a pawned to my mom. Now, someone is wanting to buy the property. What would be the legal process ? Can my mom sell the land since it’s in “her name” per contract?

UPDATE: This is from another country. The legal owner (titled to) of the farm land is my grandpa’s (my mom’s dad) who gave the land to GGA without contract but by verbal agreement, for my GGA to use it as a source of income. Both grandpa and GGA have deceased. My grandma is also deceased; my mom has 5 other siblings.
If I’m understanding this correctly, the land can sell after a while. My mom will be paid first for the loan interest, then the rest of the money can be divided to the 6 siblings?
