Need advice regarding Landlord and ending lease early in California.

So I just moved from Minnesota to the California Bay Area two months ago. I'm currently living in a room of a house where the owner resides. He rents out two of the spare rooms in his house. The lease term is 12 months, as usual.

But after living here, it's become very obvious is that the owner is a very unpleasant person. I do not want to go into all the details but he is truly insufferable. For the first time in my life, I experienced first hand what an entitled boomer is. I was very fortunate that most of the people that I met in Minnesota were very nice people, so I never really knew what the internet culture referred to as boomer.

Anyway, I told him today that I will be moving out in the next 2 months. He tries to be passive-aggressive and assert control, saying "You do realize the financial implications of it, right?". Anyway, I gave him notice without confrontation. But he starts threatening me saying that I would need to give him checks for the remaining terms of the lease if he can't find a replacement (which I agreed to do if he can't find a replacement), and the if he reports me as a delinquent, that my credit score can never recover. This should just give an idea of the type of person he is. I told him that there is no ground that he would have, and then he adds that "if the check bounces". There will be no scenario where the check will bounce.

But yeah, I just want to make sure I have my back covered. This is what the lease states

EARLY TERMINATION: The Tenant may be allowed to cancel this Agreement under the following conditions: The Tenant must provide at least 60 days' notice and pay an early termination fee equivalent to two monthsโ€™ rent, in addition to and which does not include the rent due for the notice period. During the notice period of 60 days the rent shall be paid in accordance with this Agreement. In addition, the Tenant shall be responsible for the payment of rent for the remaining period of the lease term or until a new tenant approved by the Landlord takes possession of the premises, whichever occurs first. The Tenant understands and agrees that any prepaid rent, such as last month's rent, and early termination fee will not be considered a substitute for the rent owed during the notice period.

I would love your input on the matter Reddit. I'm just a bit concerned that even with me obligating to all the terms of the lease, he would try to report me just out of spite. Thanks!
