What kind of layer/attorney should I be looking for?

My grandma has been having issues with finding out who owns her home as the previous owner who she was buying the house from (idk if it was a rent to own or something else, but they have paper work regarding the deal) passed away maybe 10 years ago. No one has contacted her about the house since and she needs repairs done and she is almost done paying off the house. So she needs to find a way to contact the current estate holder. And we have been told to find a lawyer or attorney but none are willing to help. I want to know what kind of lawyer or attorney we should be looking for and where are the best places to find such lawyers/attorneys? Any help is appreciated. We are in the US, Texas, if that changes anything
