Apartment Neglect/AC/Black Mold

Hello, everyone. This is my first post on Reddit. I’m looking for advice on what to do. I live in an apartment complex and have been living here for 5 years. When I first came in the AC unit ended up not working. So the first year they ended up calling someone to fix it. It broke within minutes of the repair man leaving. They then replaced it with another unit from another apartment unit and that one didn’t work. I’ve been contacting them and speaking to them in person to have it fixed and they have taken no action. About 1.5 years ago I noticed a leak on my ceiling. I called for that multiple times through out 2023 to have it fixed. That leak ended up turning into a hold that would leak every time it rained. After the rains I would call and remind them of the leak. No action was taken. We recently had a rain storm in California which made the hole become HUGE. Then I noticed black mold started coming out of the hole. I’m sure there’s a hole lot more in the attic area since I’m on the top floor. I called them and wrote them a letter stating that I had black mold from something that I have been trying to contact them with. I have screenshot of the times I called them, wrote them a letter, made a copy, signed it, dated it, with my phone number on it, delivered the letter along with the rent, called them same day to tell them I left a letter and told them about the black mold. The manager (or whatever her title is) said she would come to see that next day to take photos and keep things in her records. (Every time I call she says something similar like she was going to take action but never has.) At this point I’m fed up and would like to bet legal action done. Is this the right step to take or what is recommended since they’re not cooperating.
