can landlord evict tenant ?

recently trash was emptied all over the ground and the landlord found metal/ wood shavings everywhere. which led back to specific tenant. landlord went on to find out the tenant basically had a workshop set up in their apartment. with more than one commercial sized equipment. the head landlord wants to evict. is this possible? what rights would the tenant have?
