Background

I own a home that has a large master suite which is essentially a studio apartment: It has it's own 3/4 bath and exit to the street. I've previously rented it out to friends and the most recent tenant (who I found on Craigslist) moved in 6/1/22. I had her sign a month to month lease, pay first and last months rent, and things went smoothly for the first eight-ish months.

Starting in January she was staying here less often. I assumed she had been staying with her boyfriend but I could tell she had been stopping by the house occasionally: She would typically be by a few times of week to do laundry and the trash barrels would be moved off the curb.

The last time I saw her in person was the last week of January when I jokingly said "Hey stranger, I thought you might have moved out and not told me!" She assured me that she had no plans to move out and had been house sitting for friend. She sent me rent for February on time as she always had before.

Around mid February I had not seen or heard from her nor seen any evidence that she had been at the house in a couple weeks. Around the last week of February I sent a text just checking in and asking if she was still house sitting. I got no reply.

On the 3rd of March she still had not contacted me and she hadn't paid rent which was abnormal. I sent her a text saying "Hope everything is OK. Get back to me when you can." Again, no response.

On the 8th of March after zero contact in over a month, I called her work who informed me that she had quit at the beginning of January. That was the day I decided to go to the police to potentially file a missing person report. I gave the police all the information I had including her boyfriends first name and where he worked as a dispatcher for the local fire department.

The police officer I dealt with informed me that they had gotten a hold of her boyfriend who had assured them that she was fine and staying with him and that she would contact me. On my way out of the PD I received a text from her phone saying "Hi, sorry you haven't been able to reach me. I'll call you tonight". I never received a phone call and my texts, phone calls, emails, and Facebook messages have not been returned.

I will also note that all her possessions are still in her room and her car, which she had previously told me was broken down, is still parked on my property.

On the 11th of March I sent her an email saying that I am considering this her last month and to collect all her possessions and have her car off my property by the 31st. Still no response.

Now what?

What are my options and what is legally required of me as a landlord? At this point I am assuming that she will not be picking up her possessions or retrieving her car. At what point can I legally keep/sell/dispose of them and have her car towed off my property?

There's a whole other aspect where I don't know if she's OK, if she skipped town, went into rehab etc. I have no information to go on other than the police assuring me that she's OK on her boyfriend's word. She has friends and family who have visited her here and none of them have reached out to me.

I'm completely in the dark here. Any advice would be much appreciated!
