Realtor lied and sent documents with wrong dates. What can I do?

Long story to include it all.

Im currently in the process of buying a property my business sits on. The realtor the property owner hired has lied and sent dates that have passed on legal documents.

The lies began upon asking about the contract that was sent. The contract has clear dates that everything must be done by which is perfectly fine. One being that the appraisal must be ordered within a short period of the contract date if I want to counter offer based on it.

The issue is the bank that is financing the loan will be ordering it so I asked for that to be written in to the contract or the amount of time increased to make sure that the bank had time to order it if something happened.

I was informed it’s not a big deal. That I wouldn’t be held to the date that is written down on this legal document they want me to sign. Of course nothing was added to the contract stating this.

Next the lies that we’re given to the seller. The realtor told the seller I wouldn’t sign the contract but didn’t inform them about any of our conversations. This is on top of me informing them that the bank needed the taxes for the past year before we could move forward. The seller was basically told I refused to sign for no reason.

Upon telling them I would sign everything if the contract date was updated to the current date and the appraisal changed nothing was still done. The contract clearly stated it was void if the date had passed. This was still made out to be not important.

They finally updated the contract date so I signed today to just get it over with. The realtor has not honestly communicated between parties and has brushed of dates on the legal document as unimportant.

I’ve already decided if the appraisal is ordered after the timeline I will cancel the purchase either way since I will not pay more than the property is worth and I can’t counter off past that point.

What options do I have with the realtor? I plan to file a complaint with the state but was unsure what other options there were. I also don’t know what this might bring about if I do. If the sale goes through I still want to address this someway as I hate incompetence and lies.
