Are these realistic prices for new rentals

Hi everyone,

I'm moving into Jersey City over the next month or so and honestly just wanted to ask residents here their thoughts on 2 options I have. 1.) - I have a car, and work in Midtown in NYC. 2.) - If possible, I'd like to use street parking with residency permit. 3.) - I like nightlife, especially in Downtown JC, but I know it can be tough at times, to find parking there

1.) - Found a rental in the heights, about 10 min walk from the Congress Street Light rail. They want $2100, I was going to offer $2000 and see if they'll negotiate at all.

2.) - I found another rental, 5 minutes from Grove Street. She wants $2500, it has utilities included, shes ready to sign it to me today if I want, HOWEVER it has no parking, and its basically a large 1 bedroom basement apartment. Utilities included, no washer dryer. I felt like $2300 is a more reasonable area for such an apartment, I'll offer that and I was thinking maybe if she take $2400 just take it since it has utilities.

Thoughts? Also, how bad is resident parking in Downtown JC? Is there alternate side parking in the Heights too, or only Downtown JC? Thanks for your help!
