Suggestions for Short-Term Investing

I have been consistently saving 1k to 1.5k per month to eventually use as a down payment to buy an apartment/home in 2 to 3 years when mortgage rates may be more reasonable. I have around 30k saved up with 6k of it in a HYSA yielding 4.25% and the rest in SGOV to get a better yield.

I have some risk tolerance and am looking at other options, but still want to stick to dividend income here. Would something like JEPQ or JEPI be a better strategy or is it too risky? Open to any and all suggestions.
