How to go about buying a plot in Hyderabad?

Budget is between 2 to 3 crores. Want to buy a 300 Sq. yard plot in the North West Hyderabad region, close to Madhapur. Should be half an hour drive away from the IT companies. Intention is build a house in the long term.
Don't want to buy a Villa or Apartment. Prefer to build an independent house myself.

- How to make sure that we don't get scammed?
- 3 crores for 300 sq. yards is around 1 lakh per sq. yard. Is that price good enough? Is it too much?
- How to make sure the area doesn't have water problems or flooding problems?
- What are some of the good areas to buy a land that are close to IT companies?
