Potentially Undersized Unit
Post Body

I recently purchased a home that was recently renovated. The house is a 1914 restoration that a second story was added to. The downstairs is 1700 sqft and the upstairs is 1300 sqft. The downstairs and upstairs units are both running on 2 ton units.

We’ve had a few cold nights here in GA recently and the downstairs unit has struggled to keep the temp above 65 at night. The windows are single pane and have pretty bad gaps but overall I don’t think this should prevent the unit from keeping up. There is also an issue of low airflow to any of the rooms that aren’t off the main ductwork from the air handler.

If the unit is undersized, what are my options and recourse?

Thank you for taking the time to give all this feedback! It’s really appreciated!

I’ve got the installer out here to diagnose, this was mostly to verify that the size was correct, unfortunately it’s a smaller installer so they aren’t the most responsive company but hopefully they can rectify the issues that are found. I have a second opinion coming out to give a better once over tomorrow evening.

I do not believe they left a drop in the attic but it does maintain pretty close to ambient of the upstairs temp.

Duct size is unsure as the run for the lower flow vents is not visible to me.

10 total vents, 5 of which have lower flow with them getting lower as you get further away from the air handler. I believe all for 5 vents are on the same run behind the spray foam.

Roof is spray foamed, ceiling to second floor is not insulated

Thank you! Hoping it’s something that can be resolved in the ductwork then. I’m assuming that because 1/2 the sqft is getting low flow then that’s why the downstairs is struggling to keep up

The unit is a ruud system, the walls and under the floors were spray foams when all the bead board came down. Everything was torn to the studs and spray foamed all the way up. The crawl is not encapsulate but all the ductwork comes through the attic space.

Serial number is rh2tz2417stannj for the air handler

Also adding the units are less then 6 months old and were installed as part of the restoration.
