Planning first HT setup 5.x.2 setup, questions about speakers/subs

Hey, have a few questions about speaker choice/setup:
- In terms of value for money, should all 7 speakers be of about the same quality/price? If not what's the priority I should spend on (I'm guessing L and R are the most important to get good quality, after that?)
- Related, any specs or features I should be looking for in decent speakers? Are different specs important for different positions?
- I'll be renting a 2nd floor apartment, walls are all brick and floor is concrete. Is it viable to have a sub that won't disturb the neighbours when it's at a reasonable volume (and is there anything I can do to help with this that won't cause damage to the room)?
- I'll be in a relatively small space (the HT and seating positions will be arranged in about a 3x3m open area, room itself is bigger), should I use bookcase or Tower for L&R? If I get Tower's would Sub's still be a worthwhile addition?
