Rotting underneath bump out

Had a past customer send me these pictures and tell me that underneath the bump out seems to have rot and needs repair. This is a first for me since all the bump outs or bay windows Iโ€™ve worked on have had space underneath them. Seems from the pictures that there is only a few inches between the concrete and the structure. How would you guys attack this? I figure itโ€™s just the sheathing showing the damage.They want me to quote them but Iโ€™m still scratching my head on where to begin.
