My friend is renting an apartment no furniture, but the contract is fixed for 2 years. Can't she leave letting the landlord know 3 or 6 months in advance?

The flat is in Berlin. And the landlord says you can't leave before 2 years. Does that have a legal ground? Would appreciate any advice.
