APAH's affordable housing project at Crystal House 3 Special County Board Meeting
Post Body

Calling all Crystal City/22202 YIMBYs! The County Board added a special meeting to hopefully approve a site plan amendment to allow APAH's affordable housing project at Crystal House 3 to move forward. But NIMBYs are trying to drag out the process, which could threaten APAH's deadline to get state funding. Sign up now to speak at the Tuesday, March 12 meeting: https://www.arlingtonva.us/Government/Departments/County-Board/County-Board-Meetings/Speaking-at-a-Monthly-County-Board-Meeting/Special-County-Board-Meeting-Signup Talking points: The applicant (APAH) is asking for minor site plan changes to make the building, which was originally approved as a market-rate property, work for a nonprofit developer. Forcing the applicant to do another full site-plan process would be very expensive. And there is not change to the approved density. Our design updates improve our chances of achieving competitive finance and allow for more family sized units. Everyone loves family sized units! The design revision also includes a reduction of parking by 20 spaces. However, we are well above County guidance for a parking ratio this close to the Crystal City Metro station. This will allow APAH to avoid a third level of underground parking, which is too expensive for a nonprofit developer.
