I am currently renting a townhome in Central FL and I have 2 questions/issues I could really use some advice with as a tenant…

1: The refrigerator has broken 3 times and I have had to replace groceries every time. Per my lease the refrigerator is considered a part of the lease. If maintenance or repairs need to be made on the home I am responsible for $100 maintenance fee per maintenance service call. Over the course of the past 9 months my refrigerator has been unusable for 30 days of this term. The refrigerator had a filter installed incorrectly before I moved in and the entire kitchen flooded as a result. The second time the compressor went back and motherboard was fried so my landlord had to replace the entire refrigerator unit. Recently the new refrigerator stopped working and also needed a new compressor so I paid another $100 for the warranty company to come out and then had to wait a week for replacement parts. I am essentially out $600 in groceries and $200 in repair costs as a tenant. Do I have any rights for compensation or early lease termination here?

  1. The HOA is restricting access to the attached garage in my townhome until May 17 from 8am-6pm daily while they do external cosmetic work like clean roofs and paint the units. I am forced to park on the street or in a dirt parking lot during these hours. As the tenant do I have rights here? Seems ridiculous that I am cut off access to an entryway and garage parking for elective upkeep done by the HOA.

I am paying $3k/month in rent here and I am being majorly inconvenienced and my landlord basically tells me it’s out of his control and I’m SOL. At this point I would love to get out of my lease and not have to deal with him. Thanks for any feedback and/or legal advice. I’m beyond frustrated!
