First ever floorplan for a self-build
Post Body

First, please ignore how clunky it is. I know, but I’m currently using an app on my phone and I am not very tech-savvy!

I have dreamt for years of working on a self-build, and as I am a) not too rich and b) not very fussy about needing lots of space, I have decided on a one-floor layout where I am trying to maximise my space use (aside from little extras like the kitchen pantry or the deck).

The kitchen cabinets are meant to be a corner shape but I couldn’t locate them - this is why it looks so strange.

Does anyone have any tips on how I could reduce this a bit further? The empty room in the top-right feels like I could cut that down and remove it, but I’m just not sure how. I am trying to keep a rectangular shape for the outer walls as this reduces cost too :)

Any ideas I will be super grateful for, thank you. I want to make a few mock-ups myself to see what I like (as I am a very visual worker) and then I will take them to a proper architect to get corrected.

With a layout this small, is there really any advantage to having rooms versus an open floor plan? Technically you have no bedrooms (no closets) and the sq. footages are insanely small. Would be good to see the dimensions for each room instead of the sq. ft. but in either case I think I could stand in the middle of most of your rooms and touch the opposite walls simultaneously.

If this is just for you, I would really look at opening it up and using furniture to accomplish the layout you want. I’m assuming resale value is not a consideration here, in which case this better have some decent privacy because it’s really only going to be sellable to someone looking for a weekend cabin or wanting to live off the grid.

Ok I expected you were in the US since you were using Imperial and not Metric.
