Bathroom remodel

Hey guys, I'm speccing out a standardized bathroom remodel for my apt complex, we are replacing the old tile with a surround, gonna have to replace the cement board too. I've never worked with Hardie board before. I have two questions:

  1. How far up does the hardie board have to go, all the way up to the ceiling or just behind the surround?

  2. What is the proper mortar to use for the joints? I've got the fibatape, just don't know what thinset to use.

Bonus question: What tools (knives/trowels/mixers) do you recommend for this project? We'll likely have to remodel a lot of these.

We're trying to keep the budget for each remodel under $500, tools will be a separate budget. Thanks!
