Currently I'm living in an old house with an outdated bathroom which appears it was renovated with a poorly done DIY maybe 7-10 years ago. The kitchen was also renovated with quite a shabby job.
In both these instances I suspect that the plumbing and electrical work was completed by an unlicensed contractor/builder (purely due the standard of completion). At this point I have no evidence and can plead ignorance. My insurance company insured the house with no questions asked.
I'm wanting to renovate and modernize this bathroom, and have a builder who was highly recommended by my real-estate agent, his online portfolio has other very good reviews. I've seen his previous work and it is completed to a high standard. My cause for concern is that this builder has admitted to me that he is not a licensed plumber, but that he is knowledgeable and capable of doing all the plumbing involved with moving basins and taps, replacing showers, and installing toilets. Obviously he would be doing this work at a much cheaper rate, and I would save about $6000 by him doing all the work himself.
Can somebody please advise the risks involved with this? I've looked through my house insurance policy and cannot see any word that mentions unqualified renovations like such.
How crucial is having someone that's "qualified"? And what complications may this cause?
