Question on 3 phase power

We are purchasing a small, new build, commercial unit (50m2 ground floor 20m2 mezzanine). Our intention is to rent it out. We have been asked if we will require 3 phase.

My initial thoughts are better to put it in now and not need it, than not put it in and need it later. However, other than the very basics, I don't know much about it and I've struggled to find the answers.

The agent has advised it would cost about an extra $600 a year to have available.

Is anyone able to advise what the ongoing costs would be and if there are any other things to consider? Any and all help would be appreciated.

Have the 3 phase into the building but not wired up if that's a choice. The tenants can then pay to have it installed fully and pay for it if they need it.
