As for the characters, I'm thinking

Sarah, a 30-yo single mom - a curvy white blonde woman, with green eyes and long hair. She stays with a 5 yo kid.

John, the landlord- He's in his early 40s, unhappily married working at his stressful job. Dad bod with a receding hairline.

However,that's not set in stone and you can suggest something else.

Now,for the scenario-

A messy divorce in her early 20s threw Sarah down a risky financial hole. After working hard and long at her career, she's managed to be somewhat financially stable for herself and her kid. Though Sarah is just barely making ends meet, while she works 2 separate jobs with odd hours. She lives in the more ghetto part of town, in a small cramped apartment with her 5yo son.

While money was already very tight, a bunch of medical bills for her mom's treatment drained all her savings. Her landlord was initially understanding of her situation,but he's run out of patience. It's been over 2 months and she's still unable to pay her rent.

And we would start from there, a meeting/confrontation with the landlord.
