What makes a great comedy club?

Always been a huge fan of comedy. I go when ever possible. I worked in NJ for a while and would go to the city, to the cellar and other clubs as much as possible. Also been to the Comedy Store in LA. and other many other places as I travel a lot for work.
I've thought about opening a comedy club and would like some input on what makes a great club. An audience point of view is good but would really like to get input from Comedians.
