Housing: What's your strategy to minimize risk of having lots of noisy children where you live? What are some communities/neighborhoods you enjoyed?

I used to live in a really nice apartment complex with 3 pools in the Southwest but they were always full of children, it was ridiculous, they even used the hot tub as kiddie pool. With 3 pools (2 next to each other, a third in a separate area of the complex) you would think they would have made one the kiddie pool (the one in the other area) and the other 2 adult only, but they apparently didn't give it much thought.

I am now approaching home buying age and I'm in a decent spot career-wise where I may want to consider buying something in the future if there is a crash (which I think there will be, but that's a separate talk), but, I'm concerned about having to deal with bad noisy neighbors. I'm also noose sensitive to begin with so I am super scared of townhouses.

My hope if to keep traveling and find that one place that is right for me, but unfortunately communities without children aren't a thing due to laws, unless it's a 55 which I'm nowhere near in age.
