How do I know when to attack, and when to exchange pieces? More specifically, how do I attack precisely?

I understand that this is a very dynamic question and it depends on the position. There are general answers I've heard like, "look for weaknesses in your opponents position and exploit them", "look for good pawn breaks". But how do I spot these weaknesses? How do I know what a good exchange looks like? I feel like I can follow opening principles fairly well, but how should I progress into the middlegame?
