When to worry about not having a place? + Advise on Allston

Q1: So like everyone my lease ends at the end of august and me and my roomate are currently looking for a place to move into in september. In peoples experiences is it common to not have a place lined up yet? weve been beat out of a few places and im curious at what point we should settle for a less than ideal or more expensive place (i.e. do places keep popping up on the market well throughout the summer or is whats available now pretty much it?)

Q2: I personally would like to stay closer to the heart of the city, although roomate is looking into allston. Ik its not that much farther out but i feel like its farther enough that commuting to work will be that much more annoying and the extra distance will be an incentive to stay in that area and not come into the heart of the city as often. Anyone had any experiences with this or just living in allston in general, ive heard that it can be super roudy and dirty and that the T there is very unreliable but I dont know if thats still the case.
