Haven't heard back from landlord, lease expires next week, advice?

Hey Folks,

Just looking for some advice. We live in Greater Boston and are renters. We have a good relationship (at least we think) with our landlord who owns our two family. We reached out at the beginning of the month to talk renewal and didn't hear back. Did again two weeks later and did not hear back again. We're now one week out and starting to get a little antsy.

We've been here for what is our 5th year now, haven't seen dramatic increases in rent each year, and generally only reach out for maintenance. The community is anticipating tax hikes to pay for some things, and we may need some big repairs of the house. Between that and inflation we worry the rent could increase a lot.

Any advice on what we should do? Should we reach out again? Wait for him to? If he decides to increase the rent a lot, do we have any power against that/legal rights with such short notice? Thanks in advance, and apologies if too long.
