I recently purchased a 1bd/1ba condo with attached garage. I am thinking about converting the attached ~200 sq ft garage into an ADU, duplex, or an additional bedroom (3 options?). The attached garage is partially finished and already has a bathroom. The ADU seems like a clear possibility but it has been hard to determine if the other two conversion options I listed are possible in this situation. I donβt want to go the JADU route due to owner occupancy requirements. My condo is also part of an HOA and has a shared wall with another condo.
I am wondering: is it possible to to convert the attached garage into its own unit and thus convert my 1/1 condo into a duplex with two 1/1 units? Is it possible to convert the attached garage into an additional bedroom that is technically considered part of the condo thus making it a 2/2 condo? If so, can I rent out this bedroom and bathroom (with or without access to the main house kitchen area)? Or is the ADU route really the only way to go here?
My ideal scenario would be to convert the attached garage space so that I could rent it out both as a short or long term rental, and have it available for visiting family or friends outside of those rental terms/dates. Is this possible? It seems like if the ADU route is the only option, it would have to be a long term rental only (which could work).
Any insights on any of the following for the potential 3 options above would be greatly appreciated: -Resale value -Long term vs short term legal renting -Ability to rent out as 2 separate units (for duplex and ADU options) if not owner-occupied -Implications for loan refinancing -Cost of conversion and ROI
