I might have the chance to buy a new (2022) 38MM AP Chrono with a Blue Dial at retail price.
It should be a no brainer, but the size seems a tad small (i am average sized, height = 5'10").
Any thoughts on what a 38MM Blue Chrono (2022) should go for on the Grey Market? I am NOT looking to flip. I just need more info before making the decision
Also, there is a lot of confusion online... are the 38MM versions considered "50th anniversary editions"? I thought it was only the 41MM versions according to the website... However, a lot of dealers on Chrono 24 swear that 38MM versions are also "50th".

Are you buying from an AD/Boutique? If this is being purchased from anybody but an AD/Boutique then you are getting scammed and should pass. No one outside of an AD/Boutique is selling this watch for or close to retail. Judging by your post (focus on secondary value), I suspect AP is not offering you this piece.
