Landlord asking for a security deposit before sending me the lease. What do I do?

Prospective landlord for a place I'm interested in (Queen West) wants a security deposit of one month's rent before she even sends me the lease. She says she'll let the apartment go to other people if I don't send a security deposit. She says (over text) that the deposit is refundable but I don't know if there's anything to guarantee that.

I know deposits are normal, but I don't know if they're normal before seeing the lease... I really want to rent this place, it's absolutely perfect, but I don't want to get scammed.
