Why are the 88-100 Harbour St (Harbour Plaza Residences) popular and in demand despite the weird layouts ?

I toured the units this weekend and I was surprised at the abysmal layouts.

Even the smaller 520 sqft units have a lot of space wasted due to the kitchen/bar counter, that they are almost equivalent to a 420 sqft studio units.

Also, the huge noise from the Gardiner for most of the units there, and there is a consant buzz even with the windows closed.

Even in this slow market, these units seem to get taken very quickly.

I don't think, the Pure fitness gym membership or the PATH connectivity are such huge factors. Also, its relatively in a boring neighborhood, with not many things around, like group fitness chains, etc.

So, what are the reasons for the huge demand despite all the flaws ?
