Can I rent an apartment without a contract ?

Met a landlord on Kijiji and he preferred no contract, as he does not want to pay the agents 15 days of rent.

He asked me to stay and leave with 1 month notice. He said, he can do contract too, but its upto me. He also prefers paying cash or check. He just asked for first and last month rent as deposit.

I only want an 8 month lease, also, this is furnished, so I am seriously considering this 1 bed condo in Financial district. I plan to leave for US, after 8 months.

But I am not sure, if I should ask him to sign an 8 month contract or just live there without one.

His son was living there and he moved to NYC. He mentioned that he is in double mind whether to sell or rent the unit.

So, without a contract, how does it work ? Can the landlord evict me immediately ?
