Some advice if possible please 🙏 Curious about the value of a 40K 6th edition collectors edition rule book.

There’s a couple on eBay with active listings ranging from $70-$400 with nothing on sold listings and cant seem to nail down anything outside of that (ie tried FB marketplace and such). I’m based in Australia, has anyone got an idea what that kind of book is worth? Are there collectors out there looking for that kind of thing? It’s in bloody good condition coz I had a paperback one I “used” at the time and this collectors edition was just for show. Any help appreciated. Thanks legends 🤙🤙
