Unpacking a collection

So a friend of mine just had an uncle pass away a few months ago. Helping him clean out the house we came across a MASSIVE vhs and dvd collection. Like 10 large Tupperware toats worth. This was on the top of the first one I opened to go thru and it seemed interesting to me. Wondering how rare it is and what the value may be. I'm big into horror but haven't heard of this movie before. I'm sure ill be posting more of the collection. Thanks for anyone's insights
