How to actually get into places?

I have a lot of locations that I want to go to but have no way of actually getting inside. Everything is either sealed or welded shut yet I still see people get in occasionally. For example there is an abandoned mall where I live and is welded fully shut but still see people post pics inside every few months. Is it mostly just cutting and breaking in with power tools? If so what tools are essential for stuff like that? Like I said I have a lot of locations but it sucks I cannot get inside anyway
