I will be moving to downtown toronto within a few (3ish) months, until then i can survive and have a roof above my head with a friend. Looking for options that fit my budget. Below are my requirements, need suggestion from the kind folks here if its doable or not within my 2300-2500 dollar budget.

Lake view, Ceiling high windows, Balcony, 1 car park, 1 bed 1 den 1 bath (though den can be excluded) Ideally 5 floors high, higher the better. Amenities gym, pool. Ideally rent controlled.

My ideal location would be close to Mariner Terrace, because thats where all my friends are, but anything within a 10 min walking distance is doable aswell. Drop your suggestion below, i know its alot to ask for, but lets see what others have to say about it.
