Rent for roommate in North Oshawa?

Looking to get a roommate to share my 3 bedroom house with. (I own it) .Bottom floor is the living room and kitchen, top floor has 3 bedrooms.
1 is mine, 1 is my office and the roommate gets the 3rd one along with their own bathroom.
This is in North Oshawa. What's a fair rent I should ask for? I was thinking of $700 but not sure if that is too much. We would split the cost of internet, Hydro and water.
