1: The cost for the island will be 10x what you think it is. The space you need to be viable as a separate functional entity (notice I didn't say country/nation) is at a minimum 500 acres.

2: No matter where you decide to buy an island, YOU do not get to decide what government that island has. If you buy and Island in Belize, then your government is BELIZE. If Belize doesn't have official Titles (Duke, etc.) then neither does you island. You do not get to set up a democracy, our a bi-caramel parliament, or government facilities, nor do you get to collect taxes that you get to keep. It all goes to Belize.

3: NO ONE gets to be a citizen of the Island without first becoming a citizen of Belize, which can take up to 10 years. You can own land, you can live there, you can work there (in a limited fashion since many countries restrict what type of businesses "Foreigners" can own and operate), but you don't get to be a citizen.

4: Its more than Building a Port. You have to have legal authority to operate, you have to buy off the politicians, you have to bribe the in country construction companies, then you actually have to make the port operational. That is 10's of MILLIONS of dollars, not a million.

5: Crypto Mining? Ask yourself, how many crypto mining operations are located in the tropical islands? ZERO! Why, because of heat. Why do you think so many major mining operations are in Northern China, Iceland, Norway, etc. Its called Cold air. You will never be able to afford the cooling of a mining operation in the tropics and still make a profit on mining. In fact, Mining even in cold climates is barely profitable today. Also, Solar powered??? The cost for that much solar power will be more than the entire profit you even expect to get from mining. This is a non-starter.

6: As for Housing, unless you treat this as a business and SELL land, after you have worked with Belize to agree to subdivide the island the way you want (remember the comment about bribes? well get use to them), otherwise the leaders of this project had best be Billionaires and be ready to give up their fortunes to make this happen (free housing, free Healthcare, free education? Not going to happen). Any other plan for housing is a non-starter.

7: What business you can conduct on the island is what Belize agrees they will allow. If gambling is allowed in the country, then great. But if you think you can just set up a Casino and the other Casino owners who have already bought off the politicians are going to be happy about your plan, you might want to think again.

8: Belize is already a Banking Haven, what do they need you for?

9: $2.6M??? Seriously? For everything you have just talked about? Try $260M. If you are going to run a project like this, then you have to be serious about it and not treat it as a Larp or game. Be honest with yourself or otherwise you are doomed to fail.
