Month to Month Tenant Rights

Hello all,

I'm renting an apartment in NJ and my 1 year lease has expired. I was told that I can remain for an extra $50 a month as a month-to-month tenant at will. However, if the landlord is able to find a tenant that will rent the apartment with a 1 year lease, I will be asked to leave. Since my lease has expired, I understand that a landlord can make reasonable changes to it to protect their interests. But is asking me to move out for another tenant with a year lease reasonable?

I couldn't find any case law about this or any specific laws other than the Anti-Eviction Act. Any information would be greatly appreciated.
