Landlord not cashing rent checks, 4 months behind

So my SO and I have been renting from our landlord for one year and have one more year left on our lease with him. We send our rent check to his PO Box monthly. From the beginning he would not cash the rent check for at least a month which was a little annoying but not a huge deal. It has progressively gotten worse and at this point he is sitting on 4 months of rent checks that he has yet to cash totaling over $3,500.

We make sure that we have the money in the bank but itā€™s very frustrating having to do math every time we look at the bank account to see how much money we actually have and Iā€™m always nervous that we are wrong about the amount he is behind because itā€™s hard to be positive. The last time he cashed our checks he did 3 months in one day and that caused our debit card to be declined later that day despite having money in the bank due to going over the daily amount our bank allows us to take out.

My SO texted our landlord over 2 weeks ago asking him to please cash the rent checks that he is behind and he made up some excuse about the checks got ā€œbackloggedā€ at the bank or something like that. Even if there was some issue, thereā€™s no way it happens every month and it has been over 2 weeks and nothing has been cashed.

Iā€™m just looking for any advice on how to take care or this issue or what to say to the landlord. Thank you.
