Moved out and Land Lord wants to charge ridiculous fees
Post Body

US / WA

Backstory

Family of 3 moved into unit start of 2020 and vacated start of 2024. Paint and Carpets were new according to PM / LL. There was damage to the walls in the living room (mostly drywall anchors, yes they were on the lease and yes I take full responsibility/ own it) and the carpet had staining from spills that didn't come up with cleaning / "pet odor" so they are opting to replace.

Is it unreasonable to request a square footage calculation of damaged areas in order to calculate my portion of the paint cost as well as flooring cost? This is a 2 story unit and the 2nd story flooring and paint were left in good condition.

The landlord / PM want me to pay 50% of both (they are opting to replace and paint entire unit) and I find that to be unreasonable due to being there 4 years as a generally decent tenant with minimal to no damage to the 2nd story.

Appreciate all opinions/ input.
