Benchy quality, adjustments, now failure

I ran my first benchy and the quality was pretty rough, but it did finish the print. The second benchy I did failed right at the smoke stack, but 99% complete. Now I have run 2 more and both failed at the same spot.

After my initial benchy I decided to pull everything apart and lube the bearings (was getting noise). I also made sure the z was aligned. This seems to of solved the quality issue as the failed benchy looks a lot cleaner. But now I can’t get passed this point. Ran auto level, I had the nozzle too low and that caused a couple failures. Raised it up a bit and it seems to of worked. I switched from the sample white to black I have been using in my other machine to make sure it was not the filament. 210 and 55 for the temps. Speed is pretty slow. I am using the 2.0 quality settings from the pinned post.

Any ideas would great.
