Roommate pays in sex fantasy

I 25m have had a long standing fantasy about having a roommate that pays rent in sex. Ever since I moved out at 18 it's been on my mind every once and awhile and I recently realized that I pay all my expenses solo for awhile now and that it's kinda doable, although how do I let that be known that I'd be interested in that kind of agreement? Lol
I've gone so far as to come up with a couple dummy "contracts" for the arrangement outlining the details and such. Maybe one day I'll get my special tenant.
