Dick's inflation is alarming

The price of a Dick's special burger in August 2018 was $2.20. It is now $3.20. A 45% increase. This is despite the overall inflation in Seattle being about 26% (source), and beef inflation being about 30% (source) in the same time. What happened at Dick's to cause such a rise? Is this just a case of corporate (small business?) greed? Mismanagement?
It definitely won't come back down, so I'm lamenting the loss of the cheap meals I used to get.
