Where should I live/buy/rent in San Diego? The San Diegan community guide.

By popular demand this is the San Diegan, 'where should I live, buy, or rent?' thread. All questions about where to do these things goes here. Post in here if you're renting, buying your first home, building a real estate empire, or trying to figure your way out of a bad situation.
Some quick guidelines:
- Craigslist/Zillow/Redfin and similar resources are your starting point. This is not a place to ask other people to use those for you. And if you're considering buying a place please keep in mind this is just a starting point. A competent real estate agent should be able to help you out with the particularities of your situation but this is, hopefully, a great place to nail down what those particularities are to make the most out of your time and money when it's time to get serious about buying in the short term.
- If you are asking a question please give as much information about your situation as possible.
- Tell people what your goals are. If you're just here for work before moving on please say so. If you're trying to rent while you save for your first place you need to say so. It is frustrating if people have no idea what you're trying to do. It's also ok to say that you simply have no idea what you're doing. But you also need to tell people that as well so they can help guide you.
- If you are trying to give advice about investing please be detailed about what you did and how you did it. A success story is great. But a success story with details is better.
- Real estate professionals are welcome to post here so long as you're being helpful to people. Self promotion is OK but telling people to buy your self published or paywalled material instead of engaging is not.
- Yes, there are shitty landlords in San Diego. This is not a place to go HAM on people for trying to invest. Remember: you're part of a community here. You're yelling at someone that's probably trying their best to do the right thing. Not a nightmarish property management company or something that doesn't care if you live or die.
