Double roof in home
Post Body

Hi all,

I have been working on procuring my roofing license for the last few months as a segway into mitigating costs in home renovations. I have been buying foreclosed properties and thought it would be a prudent skill to have.

The last home I purchased was found to have a roof inside of a roof. To clarify, it seems the house was built in the 1950's and at some point the owners created additions to the original home. The home is quite a bit bigger than original now and it seems that when they made the additions they just roofed over the existing roof leaving all structure and shingles in place. When i finally had a chance to get up there i witnessed roof inception.

The additions were permitted and the existing structure shows correct on the property appraiser site. The latest roof has to be about 30 or more years old as it is in really bad shape. I have received a quote for re roofing (shingles and underlay) for about 10k. The inside roof or original roof wasn't even mentioned in the quote.

My concern and question comes to this, once re roofed and renovated will the double roof be an issue? Does anyone have any experience with these? Also i guess i am concerned about the buyer's financing as an inspection will show the double roof and i dont know if lenders would make this an issue or not. I have read that this is common for older homes and might not be an issue however I would feel better seeking some guidance from those of you with experience. For reference the house is in Jacksonville, Florida.

Happy holidays! Any info would be appreciated.
