Coating a flat torch down roof with something?

I have a commercial building multi tenant property with a worn out flat roof. Roofers come to look at repair and laugh and say time for a new roof. The problem of building has exterior HVAC, 3 massive air handlers that would take a crane to move, sliders web of exterior ducting, along with other roof mounted equipment for a bar and restaurant Refridgeration equipment.

Quotes I have gotten have been 125k just for the roof. I’ve be that much in pulling and reinstalling the HVAC and Refridgeration equipment for all the tenants.

Its 12k sq feet of roof total, 9000sq ft flat torch down, and 3k sq ft metal low slope.

I’ve been contacted by roof coating companies with pretty good warranties. Wondering about these products, they explain it as a 3 stage spray on coating similar to a truck bedliner. Quoted $75k from them.

Wondering about these products, even if they buy 10years would be better then full reroof now. Can’t afford reroof.

Also what kind of sprayer used for the roof coats? Is this something my construction crew can do? I’m sure prep is huge then spray like paint?
