Oi!

So my wife and I rented a small 3/2 home in the Houston area this year some things happened and our living situation changed for the better, the market is just not right to buy so we are renting. The problem I am having is now we are in June almost July and while I understand electricity bill directly correlates with AC usage more often than not in the summer, I feel like my rental company is stiffing me on this. The problem being that my AC NEVER cuts off, I set it to 78 and it RUNS ALL DAY. It is running now and the temp is set to 78 and it is running at "78". I had the property management people come out today and basically told me, it is charged properly and everything is functioning so nothing is wrong and because nothing was wrong I have to pay $75 for them even showing up. But the problem I have is something is wrong even when it is 100 outside the system should be able to maintain a set temperature of 78. Last night before I put the work order in for them it was set to 77 and the temp inside the house was 79.

How do I make them realize that either A something is broken or B that the unit on this house is undersized.

Why do I say undersized, well it is more common than you think manufactures rate units for certain Square Footages however that is just a general thing. Based off some calls to some outside companies and some people I know who work in the HVAC business even though by what manufactures say it should be a 2.5t unit, factoring in the climate it should actually be a 3.5-4t unit.

I am fine with my thermo being set to 77 or 78 but the problem I have is having it set there and still having the air conditioner run all day long and never cutting off.

Some things I saw wrong when the prop management guy was out was the difference in what the system is outputting vs what it is intaking. It is intaking at 78 degrees however it is only outputting 69. General rule is you should be outputting at 15-20 degrees cooler than what you are intaking at, so if oyu are intaking at 78 then you should be outputting 58-63.

Just looking for some advice from anyone else who has or is currently having this same issue.
